Florida - State of Euphoria

With the exception of snow-capped mountains and ice-crusted lakes, Florida offers something for everyone. Even occasional light blankets of winter snow in the northernmost part of the state. But Florida is known as the Sunshine State, and accordingly, any extended variance from "warm" is regarded as unusual.

But, for those who do desire all four seasons and yet want to live in Florida may find the Tallahassee or Jacksonville areas much to their liking. Winters are generally mild with high temperatures in the 60„s. Hard freezes and snowfall are irregular and short-lived. Spring brings the reawakening of dormant trees, grasses and flowers. Summer here means long sunny days with high temperatures rarely touching 90 degrees. Fall brings a welcome change of cool days and breezy evenings.

The Panhandle region of the state stretches two hundred miles or so from the Alabama border to the Suwannee River, where the area is mostly rolling farmland and woodlands. Visitors are awed by this region's stunning beaches, abundant opportunities for deep-sea fishing and warm blue-green Gulf of Mexico waters. Not only is northwest Florida home to the state's most scenic beaches, the area offers attractions that include crystal-clear springs, many national and state parks, and restaurants featuring fresh local seafood.

In the northeast corner of the state, what today is called St. Augustine, is where Florida officially began. In 1513, Spanish explorer Juan Ponce de Leon waded ashore, and claimed Florida for his country. It was Eastertime back in Spain, so in honor of the holiday, he named his find "La Florida," Spanish for "feast of flowers." The noticeable seasonal changes in the area create an environment perfect for frost-resistant plants and produce abundant grasses. Azaleas and pecans are prevalent in this area.

The middle of the state enjoys long periods of temperate weather marked by a few, usually short, periods of cold during the winter months. Summer high temperatures are consistent at around 90 degrees. But the Summer season is also when the most rain falls. Most showers occur as afternoon localized downpours marked by spectacular lightening strikes.

Travel the state over and you won„t find more tourists anywhere making pilgrimages to central Florida, home of Disney World and dozens of theme parks and attractions, even though entertaining millions of visitors from all over the world has become a major industry in this part of Florida, the growing of oranges, grapefruit and other citrus fruits is a giant industry in its own right.

On the western side of Florida,the cities of Clearwater, St. Petersburg, Tampa and Sarasota are home to two million people, about equally divided between retired or semi-retired families and working age individuals. Sunshine, water warm enough to swim in all year round, and all the sun sports that go with the beaches are available here. Even picking up shells off the beach is a popular pastime.

On the central east part of the state, the Daytona Speedway thunders with the roar of race cars, but yet is just a whisper as compared to the blasts of Cape Canaveral as the space shuttles propel man into space. Daytona, with its 23 miles of flat water and white sandy beaches is a strong draw, and the prime spot for Spring Break college kids in search of great fun in the sun. Just south of Daytona and the Space Coast, the Treasure Coast invites underwater adventurers to explore off-shore shipwrecks.

Once you are headed southward below Fort Pierce, tropical temperatures kick in. Long days and generous sunlight warm the coastal waters. Miles of white sandy beaches are strewn with collectible sea shells, tropical plants and colorful flowers. From Vero Beach to Fort Lauderdale, you will find a mixture of permanent sea-side homes, condos and resorts. As in other parts of Florida, golf and tennis are sports of choice with other year round activities available.

The City of Miami is the driving force of the state. Almost a quarter of the state„s population live here. So much is the influence of South Americans, it is difficult to determine which language - Spanish or English - is spoken more often. Import and export are among the major industries which include manufacturing, conferences, and tourism.

Appropriately, as the sun sets in Key West, this is the most fitting manner in which this article can end. The keys are a series of exposed coral reefs which extend from Miami to seventy-five miles south of Naples. The Upper Keys are noted for snorkeling and scuba diving. The Middle Keys are famous for back country living and deep sea fishing. The Lower Keys, and the island city, Key West, provide laid back vacations.

Summer could be the most relaxing time to visit Florida since Winter and Spring bring flocks of visitors to the southern coastal regions. The warm climate and wonderful destinations welcome guests from around the world throughout the year. As a resident, you„ll be happy to call this glorious state your home.

Which party in a real estate transaction is represented by the real estate agent--the buyer or the seller? Until recently that question was never asked because the answer was always the same. Traditionally all the marketing professionals involved in real estate transactions were legally and ethically obligated to conduct business on behalf of the seller. They may have aided the buyer in certain situations, but their client was the seller. Today that is not necessarily the case.

In a time of increasing specialization, buyers can be represented by a real estate agent who functions solely as a buyer's broker. In this case, the sales professional helps the buyer locate a home, negotiate the price, and is responsible to the buyer only, for an agreed-upon fee or a percentage commission.
